Why the per-sq-ft number feels so convincing
When Pune homeowners start planning a house, the first number they ask for is almost always the same: what is your construction cost per sq ft? It feels like the perfect shortcut - multiply by your planned built-up area and you have a budget. The trouble is that this single number hides more than it reveals, and comparing contractors on it alone is how most budgeting surprises begin.
What a per-sq-ft quote usually includes - and excludes
A per-sq-ft figure is a shorthand, not a specification. One contractor's number may cover the bare structure with basic finishing, while another's includes branded fittings, false ceiling, and painting. Some quotes count only carpet or built-up area; others quietly use a larger "saleable" figure. Because every contractor defines the numerator and the denominator differently, two per-sq-ft numbers are rarely measuring the same thing.
Structure and finishing are two different numbers
The biggest split the single number hides is structure versus finishing. RCC frame, masonry, and roofing behave differently from flooring, tiling, kitchen work, bathroom fittings, electrical fixtures, and painting - and finishing choices can swing the total substantially. A quote that sounds attractive on per-sq-ft basis may simply have pushed more finishing items out of scope, leaving you to pay for them separately later.
Specifications decide everything
Specifications decide everything. TMT steel grade, cement type, concrete grade, brick or block choice, waterproofing system, plumbing pipe material, wire gauge, tile size and brand, sanitary fittings, door and window materials - each is a cost lever. Two houses with identical footprints can cost very differently to build depending on these choices. Ask for the specification list behind the per-sq-ft number; without it, the number means nothing. Even small upgrades compound: moving from basic to premium tiles changes material cost, laying charges, and wastage allowance all at once. This is also why itemised quotes beat headline numbers - you can see exactly which specification is driving the total, and value-engineer it without touching quality elsewhere.
Your plot changes the maths
Your plot changes the maths too. Weak soil that needs deeper or special foundations, a sloping site that needs retaining work, narrow access that forces manual material handling, or the need for a borewell or compound wall - all of these sit outside a simple per-sq-ft figure yet land in your final bill. A quote that ignores your site conditions is a quote that will grow.
How to compare quotes the right way
To compare quotes fairly, force them onto the same basis. Ask every contractor for the same breakdown: built-up area definition, structural specifications, finishing specifications, inclusions and exclusions, taxes and fees treatment, and the payment schedule. Line them up side by side - the honest quotes will align on scope, and the suspiciously cheap ones will reveal what they left out.
Questions to ask before you sign
Before you sign anything, get answers to three questions. First, exactly what is included and excluded - in writing. Second, how are specification upgrades priced, so finishing choices do not become surprise extras. Third, how price escalation on materials is handled during construction. The safest format is a quotation backed by a bill of quantities: every major item listed with its quantity, unit, rate, and specification, so the total is the sum of visible parts rather than a single mysterious figure. A contractor willing to open up the maths is a contractor who has nothing to hide in it - and comparing two itemised quotes is infinitely more reliable than comparing two per-sq-ft numbers.
