Your quotation is your protection — read it like one
A contractor's quotation is the closest thing you have to a guarantee before work begins, so learning to read one critically is one of the most valuable skills a Pune homeowner can pick up. Most disputes between homeowners and contractors do not start on site — they start in a vague or one-sided quotation that each side interprets differently months later. These seven red flags will help you spot trouble before you sign anything or pay any advance.
Red flags 1 and 2: vague items and missing specifications
Red flag one is vague line items. Entries like lump sum for plumbing or electrical work complete say nothing about quantities, pipe lengths, the number of points or the fittings included — which means the contractor can claim almost anything was extra later. Red flag two is missing specifications: a serious quotation names the materials and brands or at least the grade and quality standard for cement, steel, tiles, sanitaryware and wiring. If the quote says tiles as per selection with no rate range, or concrete work with no grade mentioned, you are comparing a price against a blank — ask for the details in writing.
Red flags 3 and 4: the too-low quote and the big advance
Red flag three is the quote that is dramatically lower than the others with no clear explanation. Construction has real material and labour costs, and a quote far below the market usually means corners will be cut somewhere — thinner steel, diluted concrete, unskilled labour or a plan to recover the difference through extras. Red flag four is the payment demand: a large advance before any work starts, or a schedule not tied to completed milestones. Reasonable practice is stage-wise payment linked to verifiable progress — foundation, slab, brickwork and so on — so you are never paying far ahead of what is actually built.
Red flags 5 and 6: no timeline and hidden exclusions
Red flag five is the missing timeline. A quotation without start and completion dates, and without any clause covering delays, leaves you with no leverage when the project drags on for months. Red flag six is the exclusions hiding in the fine print — or never mentioned at all. Demolition, debris removal, water and electricity charges during construction, compound wall, gate and landscaping are common exclusions that surface as surprise bills. A honest contractor lists what is not included just as clearly as what is.
Red flag 7: no written contract
Red flag seven, and the most serious, is doing the work with no written contract at all. A quotation becomes powerful only when it is attached to a signed agreement covering scope, specifications, payment stages, timeline, defect liability and how disputes get resolved. Verbal promises about quality, timelines and extras are worth very little once disagreements begin. If a contractor resists putting things in writing, treat that as the clearest signal of all — and keep looking.
What a trustworthy quotation looks like
A trustworthy quotation reads like a plan, not a sales pitch: itemised work with quantities and units, named materials and brands, a milestone-linked payment schedule, realistic start and completion dates, clearly stated exclusions, and a defect liability period after handover. It answers your questions before you ask them. Comparing two such quotations side by side is straightforward; comparing a detailed quote against a one-page lump sum is not — and the cheaper-looking one is rarely cheaper once extras begin.
