Why Pune terraces fail

Pune's monsoon is the harshest test any terrace waterproofing faces. Four months of steady rain, ponding water on flat roofs, and then the sharp heat of March to May that cracks whatever survived the rain. Most terrace waterproofing in Pune fails not because the product was bad, but because the method was mismatched to the roof, the surface was poorly prepared, or a thin coat was sold as a long-term solution. Understanding the common waterproofing methods before you commit is the difference between a repair that lasts two monsoons and one that lasts ten years or more.

Acrylic and polymer coatings

Acrylic and polymer-modified coatings are the most common terrace waterproofing methods in Pune today. They are liquid-applied, usually in two or three coats over a cleaned and primed surface, with a fibre mesh embedded at corners and joints. On the plus side they are easy to apply without removing existing layers, and good-quality acrylic systems handle Pune's rain well if the terrace has a proper slope toward the drains. Their weakness is UV degradation and foot traffic: unprotected coatings thin out under direct sun over a few years, and they do not like standing water, which is exactly what a flat Pune terrace collects. On a terrace you walk on regularly, they need a protective screed or tiles above them.

Cementitious coatings

Cementitious waterproofing coatings are the workhorse of bathrooms and sunken slabs, and they are also used on terraces. They are two-part systems of cement powder and polymer liquid, brushed on in coats to form a rigid, breathable skin. Cementitious systems bond beautifully to concrete and are tolerant of damp substrates, which is why contractors like them. Their limits matter on a terrace: they are rigid, so they crack where the slab moves, and they cannot bridge existing hairline cracks. For a terrace with minor seepage and no structural cracks, a cementitious system plus proper crack treatment at joints can work well for several seasons.

Bituminous membranes

Bituminous membranes, the torch-on rolls, are the heavy-duty terrace waterproofing method. They are sheets of modified bitumen fused onto the roof with heat, overlapping at seams, and they tolerate standing water far better than any coating. Done properly with sealed laps, turned-up edges at parapets, and protection boards or screed above, they are among the longest-lasting options available. Their weakness is workmanship: a poorly sealed lap is a hidden leak path, torching on an occupied building needs care around services and solar piping, and any future puncture is hard to locate under a screed. They also add weight and thickness, which matters if you are waterproofing above an occupied slab.

Brick-bat coba, the old workhorse

Brick-bat coba, the traditional lime-surkhi or cement brick-bat system with a waterproofing admixture, is still widely used in Pune, especially on older buildings. It is labour-intensive: broken brick pieces set in mortar, finished with a tiled or plastered surface that doubles as the walking finish. Its great advantage is that it breathes and it handles foot traffic without a separate protection layer. Its great disadvantage is weight and the fact that quality depends entirely on the mason's skill with the mortar mix and the slope he achieves. Poorly laid coba holds water instead of shedding it, and then you have a leak you cannot see.

What to check before choosing

Before choosing a terrace waterproofing method, get three things right. First, the surface preparation: no coating or membrane survives on a dusty, mossy, or loose surface, and cracks and joints must be filled with a proper crack filler, not just painted over. Second, the slope: a terrace that ponds water will defeat any system eventually, so fixing the gradient toward the drain points is part of waterproofing, not an optional extra. Third, detailing at the weak spots — parapet junctions, drain mouths, pipe penetrations, and expansion joints — because water always finds the corner you skipped.

Practical next step

As a practical rule, match the method to the condition. Sound slab with seepage and minor cracks: prepare well and apply a reinforced coating system. Standing water and heavy-duty needs: consider a membrane with protection. Older building with an occupied, walked-on terrace: coba or a coating under a fresh screed. And whatever you choose, budget for it as a system — surface preparation, primer, main system, detailing, protection — rather than comparing products by price per litre or per roll.

Practical next step

If your terrace leaked this monsoon, October is the right month to plan the repair while the slab is drying.
